ABOUT BUYER AGENCY
HOW DO YOU GET PAID & DOES IT COST EXTRA FOR YOUR
SERVICES?
99% of the time you will buy a home that is listed with a
traditional broker. It is usually listed at a 5%, 6%, or 7% commission, of which
traditionally 50% is offered as compensation to the Selling Office. In our contract, we
accept whatever is offered as compensation to the selling office. Please note that all
real estate fees are negotiable.
WHAT IS A BUYER-BROKER CONTRACT OR AGREEMENT?
This is the Agreement we sign when we have decided to work
together towards the common goal of finding you a home. We usually only fill it out for
two weeks. It can always be extended if needed. A copy of the agreement is enclosed in
this package marked forms.
DO YOU REQUIRE A RETAINER FEE?
NO! Your retainer fee with us is to get totally
PRE-APPROVED for your loan, or verification of funds if you are a cash buyer.
HOW DO I KNOW THAT I WILL SEE EVERYTHING AVAILABLE?
When we have the Pre-Approval letter, we know the maximum
price home you can afford.
You will select:
___Exact price range you want us to search
___Minimal amenities you desire (3 bedrooms, 2 baths,
etc.?)
___Area of preference
We will search the Multiple Listing Services and you will
get a copy of every listing of every property that is available in your price range, with
the minimal amenities you have selected in your area of preference.
We then map out the location of all of the properties
listed, and ask that you take the time to drive by "ALL" the available
properties so that you will get an idea of what is available. Comparison Shopping!
Usually you will not even consider 50% of the homes
available and will probably select only 5 to 10% of the homes to look at the inside of.
This is the start of it all. From here the search can go in many directions.
